My family friend’s House Blessing

After investing in several condo units located in the university belt which gave them a good source of passive income whilst still working abroad, my investor family friends, Mr. & Mrs. Wilfredo & Ruby Santos opted to acquire a house and lot from me to serve as their family home.

Since their children are now professionals of their own and in preparation for their retirement abroad, my investor family friends, Mr. & Mrs. Wilfredo & Ruby Santos opted to acquire a house and lot from me to serve as their family home.

Vista Land - Camella Sorrento Mexico, Pampanga

Recently they took possession of their house and as it is customary for their religion to perform a house blessing before moving in, I was invited to attend the said occasion in Pampanga, the gateway to the progressive North.

The proud Owners & the consultant

House blessings are religious rituals done to provide spiritual protection for the incoming occupants of a house and for prosperity.

The location is quite impressive. The family can relax at their cozy verandah which overlooks the vast green fields with the mountain view of Mt. Arayat as a backdrop. The vibrant community is just a stone’s throw away from the upcoming Clark Green City, Clark International airport and various malls giving residents many options to choose from and live their lives away from the bustling Metro.

Many thanks once again for trusting me to be your real estate consultant. I hope to do more business with you again in the near future.

FarmOn.ph - a Virtual Farming Community coming to LIFE.

After a few months wait, my referrals have already reaped a good amount of ROI (Return of Investments) from their 10th cycle at FarmOn.

It is fulfilling to see my referral's excitement while viewing their FarmOn Vault Summary at the end of each cycle. For some, like myself, we have to wait for a little more for our selected farm products/produce to appear on our Vault Summary. All the waiting is, however, worth it in the end.

FarmOn.ph is indeed a big help to small investors/farmOners because it is a great source of passive income whilst maintaining a day job.

To our farm-partners who not only tend our selected farm investments, please reserve all your efforts to the betterment of our farming community so that we will always get the best possible revenues from our farming associations.

Again, thank you to the initiator of FarmOn.ph, you're the best so far.

Real Farm
FarmOn is Virtual Farming coming to LIFE.
That means "FarmOners" will be dealing with REAL FARM... planting REAL CROPS... raising REAL ANIMALS... working with REAL FARMERS and ultimately earning REAL PROFITS.

I highly encourage other FarmOners to convince budding entrepreneurs to join these undertaking.

An Investment Perspective – Ideas and existing business operations by OFWs based in Doha, Qatar

The high profile thinking of being rich is associated with Overseas Foreign Workers in their own community, this belief will only be true when one invests and benefits from these investments.

For years, continued government-assisted training through OFW related government agencies such as the Overseas Workers Welfare Administration, Department of Labor and Employment, Philippine Overseas Employment Agency, Technical Education and Skill Development Authority (TESDA on-line program), Commission on Filipino Overseas and the Philippine Embassies abroad with the active participation of various Filipino community organizations have been offering training purposely meant for overseas Filipino workers (OFWs) and their families. Topics usually discussed include insights and tips on basic entrepreneurship including business planning, financing procedures, franchising, stock acquisitions, and Real Estate Investing.

How many times have we heard sad stories of OFWs who returned to a country without any savings?” Hard-earned money sometimes sadly amounts to nothing in the end. Training modules and financial literacy programs will have no bearing unless OFWs are willing to equip themselves with knowhow, skills and act decisively so they can use or invest their hard-earned money wisely.

However, not all OFW stories end up miserably, participants from the latest business forum the author attended a few days ago shared their entrepreneurial stories and kept him and all the attendees stay-put in their seats.

The business forum was attended by his Excellency the Philippine Ambassador of Qatar, Cresente Relacion who gave his congratulatory message and commendations to the member of the group behind the organizing of the Philippine Business Council. It was held at the Crown Plaza Business Park & Hotel on February 09, 2015. The good Ambassador gave an inside scoop about the Philippine economy and how it would stand-high amongst Southeast Asian countries in the near future. Despite the fact that the good Ambassador would be leaving the country at the end of his term, his service to his fellow countrymen especially the help and benefits he extended to the Filipino community in Qatar will always be remembered.

One advantage of doing business in the Philippines is that it gives OFWs a buffer to any uncertainty in their place of work abroad. However, the author thinks that budding entrepreneurs have to consider the present outlook of the prime movers and shakers of the economy such as the present decline of prices of oil & gas derivatives worldwide which has quite an enormous effect on the financial operations of the oil & gas sectors (producers, operators, engineering service providers, materials & equipment suppliers, shipping & land transport industries, and the banking sector who finance their projects).  With all these uncertain developments, the job security of OFWs worldwide will surely have a domino effect if worst comes to worst. This particular input is thrown by the author received mixed reactions from the panelist as well as from the audience but the situation feel like it is a worthwhile point to consider when doing business.

The council's Attorney General, Atty. Cheryl Grace Montealegre was tasked to moderate the panel discussion which was composed of the council's Chairman, Mr. Gregorio Loayan, the council's Director of Finance, Mr. Derrick Tusi, the President of PICPA Qatar and the council's Vice Chairman, Mr. Lyndon Magsino. Mr. Magsino guided attendees on how to do business in the Philippines and talked about the operations of his clothing and accessories business. He gave tips on how to run a profitable real estate business, the likes of his Bakasyonista Hostel which offers accommodation to foreigners as well as local tourists.

During the Q&A, Qatar-based OFW, Engineer Fidel Escurel asked about the possibility of franchising a business in the Philippines. Mr. Derrick Tusi responded by giving attendees an idea about how it works, adding that it is more affordable and buyable because of the fact that the operational procedures are already in place, modules are already tested and proven and it gives revenue to the franchisee over time. The franchisee will run the business on a day-to-day operation while the franchisor supplies all the materials such as products, produce, etc. whilst monitoring procedures and the quality of the services offered.

Engineer Escurel who invested his hard-earned money into the hospitality industry of Boracay Island also shared about his business operations. His business venture, one of the leading accommodation providers in Boracay Island, Escurel Inn, offers affordable rates but their services offered can rival that of big and well known hotel brands situated in the island. Moreover, his condo-rental business in Metro Manila equally gives him decent revenues and unlimited source of passive income for his family in the Philippines.

The network tables were abuzz when participants grouped themselves in order to discuss their own upcoming business and plans on how to upgrade their current business ventures into the next level. Some newbie participants ventured from one table to another to get ideas about their subject projects and collated various ideas to serve as guides to what business is suited for them.

One highlighted topic during the network table discussions is when Ms. Jehan Daud Gandamra, an employee of one of the healthcare providers in Qatar shared her own study about her plans of putting up a legit “halal” compliant business in the Philippines. Her research on the business already took her to Malaysia in search of suited technologies and procedures associated to the business she envisioned, accordingly she already discussed her plan to some Qatari business persons whom she said that a possible partnership is now underway.

A lot of people were probably thinking “How come it took so long for someone to organize something like this (Philippine Business Council?)”.  But in the end, the business forum went well as planned and as a parting note, the organizing team said: “This forum was really conceptualized for our OFWs compatriots and their families. So we really ensured that every aspect of the event - from the program to the network table, is focused on them. We want the forum to be really worthwhile, educational and inspirational for all of us,” said Mr. Gregorio Loayan, the Chairman of the Philippine Business Council, who is also an OFW himself and a staunch supporter of the program.

PSD Unveils Qr 180M school project during their 20th Foundation Day Ceremony

By: Fredolin P. Aguinaldo - Doha, State of Qatar

The unveiling of the New School Project of the Philippine School Doha was held yesterday at 8:00 A.M. inside the current school gymnasium at the Saad Bin Surara, Al Messilah area in Doha, Qatar. In order to boost-start the activity - attendees assembled at gate 6 of the school where enthusiastic student and teacher usherettes guided participants to their designated place. Everyone was impressed by the agility and beauty of majorettes who swayed like swans with the accompaniment of the lively PSD school roving band.

To give a little twist on the occasion - a lion dance was performed by the PSD student body with the help of their monitor teachers who painstakingly guided performers navigate the tight corridors of the school. Both amateur and professional photographers were delighted with the sight that they couldn't stop clicking their cameras to take mementos. The ceremonial releasing of balloons by the PSD Board of Directors, PSD Parents Teacher Association team, founding parents and other community organizations was also a highlight event along with the well executed field demonstrations. After all the outdoor festivities everyone was directed inside the brightly lit and fully air-conditioned school gym.

The invocation/Doxology was performed by Yara Leanne Fabricante and Dominique Vicencio whilst the singing of the “Prayer” was done by students that will most likely hit the You Tube screen soon and become the next singing sensation next to Charice & Jessica (who both lost their respective singing contest but became household names internationally). I would like to ask all voice coaches within the PSD school campus and even those from outside to please help these students hone their talent so that maybe-just maybe one of this days PSD can produce one professional singer.

Of my 20 years attending PSD's Foundation Day ceremonies – I have seen so many good memories of the school that is already etched in my heart forever, however I have not seen any speaker nor school official who breaks down during a very crucial speech but Dr. Alexander S. Acosta – the best speaker in town that I have known do just that. I had the chance to browse the audience's reaction but everyone was also in a state of shock - everyone was eagerly waiting for the good principal’s next set of word to be uttered. At that particular time: the school gym was at its full capacity- in-fact, excess attendees had to content themselves with exploring the different kiosks at the school ground which included those that offered various snacks and PSD memento by the student body. The Pag-Ibig Fund, a government program was also present. Back inside, the presence of the not-so-young former parents and new-current parents of the school, old friends and acquaintances was remarkable – the overwhelming support of everyone for the school was probably the reason that triggered such a raw emotion from the principal.

The Chairman’s message by Mr. Gerardo P. Macasa Jr. highlighted their plan to put-up a world class educational institution in Doha. They are planning to have the first accredited Philippine Science School in the Middle East (Qatar) and around the world outside of the Philippines. The proposed school would not only compete to be the one of the best in academic excellence but in sports as well.

Celebrating PSD@20

The real highlight of the event was the unveiling of the proposed school's miniature scale model. As part of Al-Mana’s design consortium, a miniature sculpture of the building was an integral part of their services to the school. Everyone was invited to the auditorium stage in order to witness the sneak peek of the future school. I learned that the school project will be constructed to the estimate of Qr 180M - an uphill task had just begun.

After the unveiling of the New Philippine School Doha building miniature, a female Canadian national delivered a speech and shared a story. One day a curious foreigner followed a group of students during their class breaks - these students happened to be from Philippine School Doha at the then Al Saad campus. The man never hesitated and started to look for the school principal until finally he met Dr. Alexander S. Acosta and become friends with him. She then shared with us the quote: "an educator is always an educator", she was telling the story of her husband, Harry and his fondness for PSD. One can guess what the man's profession was after hearing her story.

While working at the College of North Atlantic-Qatar, Harry devoted his time and expertise by sharing his knowledge of vast services in the educational field. He also held conversations with ordinary parents as well as the students at the school campus of PSD. He was loved by his fellow educators and parents of the school until KIESWETTER, HARRY beloved husband of Sue, father of Tyler and Kirby, passed away unexpectedly in Doha, Qatar, on Sunday, October 23, 2011, at the age of 62 years. His legacy will never be forgotten in the hearts of people from all walks of life as well as his PSD family whom he shared his life and story. His loving wife SUE KIESWETTER traveled back to Doha Qatar during the 20th foundation celebration of the school to hand-over a donation of Qr 73, 624.30 for a much needed start-up as a booster fund-raising campaign to the realization of the future PSD campus. I was so touched with her story that I never really got a chance to click my ever trusted camera  - until the whole event was over.

During the same event, a Filipino group leader and former PSD Board of Director - Engr. Fidel Escurel also handed-over another donation worth Qr 50, 000.00 on behalf of his group - the PInOC 2012 who caters mostly in overseeing and running of events during Philippine Independence Day celebrations in Qatar.

Now, it is up to you my dear friends to come-forward and join the bandwagon and share your blessing to the realization of the new Philippine School Doha - a school that we can proudly call  "our own".

Do you think you can make it?: OFWs kids’ educational journey in the Philippines

By: Evelyn L. Aguinaldo / Author / Investor / Cyber Real Estate Property Seller

Now that high school graduating students is on their final days in school - choosing accommodation for their continued educational journey in the Philippines is one daunting task – not only to those foreign students but to their OFW parent’s as well.

Traditionally, parents opt to entrust their siblings to their family members back home and continue working abroad in order to provide their family’s everyday need but often-times this kind of arrangements creates a rift between the provider (OFWs) and their counter-part (trustees) on how to perfectly handle the day-to-day activities of their charge.

In addition to those expert opinions on the subject and based on my frequent interaction with prospective condominium lessees, I came to know that the majority of the up-coming well-to-do students want to be independent and looking forward to a pad, they can call it “their own”. For those students with limited or marginal budget, sharing accommodation is their only option - the very reason why a lot of boarding houses dotted the university belt area for this purpose.

Futuristic Grand Lobby on one of the up-coming University Belt Condo near UST

Even big and well-established condo developers join the bandwagon and continuously putting-up condo buildings, dormitories, and hostels near or around the university belt area to cater to the needs of this up-coming accommodation conscious clientele.

Some developers called it “CONDORMITEL” - a project that is operated as a condominium, dormitory and a hotel with a registration desk, cleaning services and more. The investor has the option to enroll their unit(s) to the property management operator for exclusive managements of their unit(s) or cyber manage it remotely as the case of some of my condo buyers abroad including myself.

The innovative arrangement of beds into one small condo unit

Due to rental affordability of those University Towers condo units nowadays, 24/7 security, complete facilities the like of Wi-Fi enabled study rooms, wellness center, splashing pool, and jogging pathways – condo living is easily becoming a student first choice.

Everyday, thousands of renters use the net to search for rental properties, making rental business more profitable the like of the up-coming AurumOne project in Makati – a net is a tool for renters, property owners, property developers and prospective clientele to virtually connect online.

In this regard, property owners and developers invite you to feel right at home on their Web site - search as much as you want, whenever you want…FREE! Choose from thousands of available rental homes, apartments, and condos across the country particularly in the university belt area. You are only a click away from easily and conveniently selecting the home of your choice.

After finding the perfect rental home on-line, one has to visit the target place to personally, assess the unit and the facilities offered – if not, ask your friends or your nearest kin in the Philippines to do the same for you. Ask anything and everything about the rental property of your choice before entering to any agreements that lead you to your contract signing.

For those up-coming students: Good luck with your studies and happy accommodation searching.
